| Description | Built in 1835, as the golden years home and farm of John and Sally Currier Adams, the now Federal House Inn is a Federal-style brick structure set on 2 acres including a spring-fed brook. The house is located on the exact border between the renowned Lakes and White Mountains Regions of Central/Northern New Hampshire. The area also offers extraordinary natural locations including Newfound Lake, Squam Lake, Rumney Rock Climbing area, Franconia Notch, Mount Washington, Waterville Valley, Loon Mountain, The Flume, Old Man in the Mountain, many Summer Camps and much more. The town is a University town and only minutes from Holderness Prep School, as a result, offering more amenities than other rural New Hampshire towns. The house retained many original features as it was owned by the same family until about 1960 when it made a slow conversion to a Bed & Breakfast property, which it has been since 1979. There are 5 bedrooms and baths on three floors, with common areas on the first floor including a dining room and library. The dining room runs front to back in the house and has an authentic 1870's wood stove in mint condition. The house sits close to the road which is a main route (formerly an old stage coach route) running East to West connecting 2 interstate routes (91 and 93) which run North to South. TO the back, the property offers a brick patio (with hot tub) and 2 acres of naturally and man made landscaping and is well treed. The brook is often less active in July and August but nevertheless always visible. There is an owners house attached to the brick structure which would offer additional space for catering services and equipment on a moderate scale. The property has a small parking lot for up to 6-8 cars, a lower lot that could accommodate one or two trailers and is adjacent to a fitness club facility that has a sizable lot which may be negotiated for additional off-street parking.
